This major renovation of an existing residence on a very long and skinny block posed numerous design challenges.

Effectively 4 stories in height from pool level, the upper levels enjoy long distance views of the Gold Coast city skyline and hinterland mountains.

Tapering towards the waterfront, concessions were necessary for the side boundary setbacks, and the resulting privacy issues related to overlooking the neighbouring properties necessitated high level windows and extensive screening to the sides of the balconies on each level.

The narrow building footprint to the 3 storey portion of the building only allowed a single room width with minimal opportunity for internal lateral bracing walls to the open plan living areas. Consequently a series of rigid structural steel portal frames were required, and these performed the added role of supporting the large cantilevered balconies overlooking the water.
